Process
From request to funding.
A direct line to the people who decide, a clear answer and a lender that stays with you through the life of the loan.
01The steps
One form, a clear answer.
Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close.
- 01
Submit
Send the request through our form: the borrower, the collateral, the amount and what the loan is for. Share a link to non-confidential materials (teaser, deck or data room); we sign NDAs promptly when there is mutual interest.
- 02
Initial review
Our credit team reviews the collateral, the borrower, the sources and uses of the loan and the path to repayment.
- 03
Feedback
We aim to give initial feedback within 72 hours of receiving a complete package.
- 04
Term sheet
If there is a fit, we sign an NDA promptly, work through the questions that matter and propose terms approved by our investment committee, which meets weekly.
- 05
Diligence and documentation
Confirmatory diligence on the collateral—third-party reports, site visits, field exams or valuation work as the asset requires—and documentation by counsel.
- 06
Funding and servicing
We lend from our own balance sheet and service the loan ourselves, with the same team you met on the first call.
02Intermediaries
For debt brokers and intermediaries.
We value the debt placement community and other intermediaries as extensions of our team.
Broker protection. We respect mandates and protect buy-side and debt brokers on introduced transactions.
Materials and NDAs. Share a link to non-confidential materials (teaser, deck or data room); we sign NDAs promptly when there is mutual interest.
Straight answers. If a request is not for us, we say so early, so you can take it elsewhere without losing time.
03Questions
Common questions.
Short answers from our published criteria.
What loan sizes do you provide?
Loans of $5M–$50M, held on our balance sheet.
Do you lend mezzanine?
We focus on the top of the capital structure: first-lien, senior secured positions. We consider mezzanine only selectively, with strong control rights.
How much leverage will you lend against?
Up to 75% loan-to-cost and up to 65% loan-to-value.
How long are your loans, and how are they priced?
Terms of 12–36 months, with extension options. Pricing is SOFR + 600–900 bps or a fixed-rate equivalent, with an origination fee of 1–2%.
Which loan types do you make?
Bridge, construction, asset-based (ABL) and NAV loans. We also provide lender finance and royalty monetization.
What collateral do you lend against?
Real and financial assets: commercial real estate, industrial equipment, corporate receivables, the net asset value of private investment portfolios and other financial assets.
Where do you lend?
In the United States: major metros and business-friendly states.
Who makes the decision, and how quickly?
Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close. We aim to give initial feedback within 72 hours of receiving a complete package.
I am a debt broker. Will you protect my introduction?
Yes. We respect mandates and protect buy-side and debt brokers on introduced transactions, and we keep you informed as the request moves forward.
Do you sell down or distribute the loans you make?
No. We lend Caldrion’s own permanent capital and hold each loan on our balance sheet, so we never need to sell down a position to close. Caldrion is a single family office: it has no outside investors and does not manage anyone else’s capital.
